About Florence Roofing Pros

Roofing in Florence is mostly about water. The Pee Dee gets hot, wet summers and something like 45 inches of rain spread through the year, so the job is usually finding where water has been getting in, often for longer than anyone knew, and stopping it without tearing off more than needed. We are a roofing outfit built around that kind of work, for houses, farm buildings and small commercial roofs across the area.

This page does not have a founding story or a wall of badges. It has how we actually do the work, which is what matters when someone is on your roof.

How the work gets done

It starts on the roof, not in the driveway. Someone climbs up, walks it, and checks the places leaks usually start here: pipe boots cracked by sun, flashing at chimneys and side walls, valleys packed with pine needles, and decking that has gone soft under shingles that still look fine from the ground. If there is an attic, we look there too, because stained decking and wet insulation tell you how long a leak has been going.

Then you get photos of what was found and a plain explanation of what it means. If one section is bad, we price that section. If the whole roof is done, we say so and show why. Nothing gets added once the job is underway unless you have seen it and agreed to it first.

On a replacement, that means a tear-off to the deck, replacing rotten boards instead of covering them, new underlayment and flashing, and a magnet sweep of the yard and driveway before we leave.

What you can count on

A straight answer on repair versus replacement, even when repair is the smaller job. A written price before work starts. Photos of the before and after, so you know what is under the new shingles. A re-roof inside Florence city limits generally needs a building permit, and places outside the city follow county or town rules, so the address decides what paperwork comes with the job. If you want to see the work we take on, start with the list of roof jobs we do. Or skip that and tell us what is going on through the form.
